Since 1956, Baldwin companies have built more than 20,000 homes and created successful, thriving neighborhoods and communities that span from Los Angeles to San Diego. Baldwin & Sons is a collaborative partnership between Al Baldwin and his sons Ron, Steve, Shawn and son-in-law Randall Bone and their respective homebuilding companies, Pacific Coast Communities, Heritage Building and Development and Sunrise Company.
Their consistently outstanding planning and design has earned Baldwin & Sons well-deserved acknowledgement and praise, not only from satisfied homeowners, but also among their peers. Over the years, Baldwin companies have been the recipient of many prestigious awards, including the Pacific Coast Builders Gold Nugget Award, the Los Angeles County Beautification Award, the Good Housekeeping Award, and both the San Diego Section and California Chapter American Planning Association Awards for Comprehensive Planning. They have also been a 3-time winner of both the Chula Vista Beautification Award and the National Association of Homebuilders “Home of the Year” Award.

Meet the Team

Al Baldwin
Chief Executive Officer
Al Baldwin is Chairman of the Board of Baldwin & Sons. He has been in the real estate development and home building business for over 60 years and has built over 20,000 homes. Baldwin & Sons, Pacific Coast Communities, Heritage Building & Development, and Sunrise Company are owned and operated by Al Baldwin and his three sons and his son-in-law. Their most recent community is Otay Ranch in San Diego which will contain 10,000 homes upon its completion. In 2016 we celebrated the Grand Opening of The Oaks in Portola Hills, located in Lake Forest. This newest community will be comprised of 304 distinct luxury homes. Their communities have proven to be not only highly successful with the public, but extremely well received within the professional community as well, receiving numerous awards and recognition. Mr. Baldwin is actively involved in the community, and has served on numerous boards and charitable foundations, including Chairman and Board Member of Futures for Children, Treasurer and Board Member for the Orange County Performing Arts Center and President of the City of Hope Construction Industry Alliance. He was also a partner in the San Diego Padres. He continues to serve on the board of the Stars and Stripes Fishing, Golf and Music Festival since its inception 20 years ago. He is currently serving on the chairman on the National Parks Foundation board, as well as chairman of the Centennial Campaign. Al has received numerous Personal Recognition/Commendations including Los Angeles County Boy Scouts of America ~ Distinguished Citizen Award, Construction Industry Alliance City of Hope ~ Spirit of Life Award, Catholic Charities ~ Diocese of Orange Mardi Gras, Honorees, American Jewish Committee ~ National Human Relations Award, and Anti-Defamation League ~ Distinguished Community Service Award and National Association of Homebuilders Legend Award.

Ron Baldwin
President, Pacific Coast Communities
Ron Baldwin is the President of Pacific Coast Communities and has extensive experience in the home building business. Ron started in the business at the age of 12 and has been an Assistant Superintendent overseeing both onsite and offsite duties, an apprentice carpenter and an apprentice tile setter. Ron has experience as a Field Superintendent in which he supervised the construction of single family and multi-family projects. He has also been a Project Manager in which he performed all the contracting duties and management of consultants and superintendents for seven product types. Ron is active in his community and charitable causes. Ron was involved for many years with El Florito, an orphanage in the eastern part of Tijuana, devoting numerous hours of his time delivering much-needed supplies to the kids of El Florito and rebuilding their classrooms. Ron received a BE in Business Economics from the University of San Diego in 1990.

Steve Baldwin
President, Heritage Building & Development
Steve Baldwin is President and Chief Executive Officer for Heritage Building & Development. His experience in homebuilding and real estate development began 38 years ago. His involvement quickly grew from laborer to carpenter to Superintendent, and it was clear that he wanted to experience every aspect of homebuilding. From Superintendent, he became an Estimator and Purchasing Agent, doing plan take-offs, preparing onsite costs, and bidding and contracting subcontractors. His position grew into Project Manager where he oversaw civil engineers, structural engineers and architects for designs on all plans and maps. Steve coordinated with the sales and marketing department as well as construction and customer service on schedules, closings and problem solving. Eventually he became Director of Sales and Marketing for The Baldwin Company, where he was responsible for working with architects and interior designers on the design of models. Steve’s extensive experience led him into his current position that he has held for the last 19 years as a CEO including being founder and CEO of Heritage Building & Development. Over the years Steve has designed and opened 17 new projects in Southern California. Steve is a member of the Young Presidents Organization (YPO).

Shawn Baldwin
President, Baldwin & Sons
Shawn Baldwin is President of Baldwin & Sons and has an extensive background in residential real estate development and has served in various capacities of increasing responsibility for the Baldwin Companies and Sunrise Company. Specializing in single-family and master-plan development, he has crafted an expertise in the planning, design, construction and marketing of diverse product offerings, ranging from entry-level to move-up to luxury product segments. His long term vision is to extend the quality of the Baldwin brand into complementary types of development such as retail, office and high density apartments. Shawn is a member of the Urban Land Institute (ULI) and Young Presidents Organization (YPO). He is a graduate of the University of Southern California.

Randall Bone
President, Sunrise Company
Randall Bone, President of Sunrise Company, brings more than 15 years of hands on experience in the development of more than $2.5 billion dollars in real estate projects. Starting his career in construction, he moved through the critical path of project management, finance and new project start ups, gaining extensive experience in each aspect of the project development cycle. He has been responsible for the start up and management of both international and domestic projects. Randall is a Trustee of the Urban Land Institute, a Member of the ULI Executive Committee and has served as Chairman of the Recreational Development Council. He graduated Cum Laude from the University of California at Los Angeles with dual B.A. degrees in Economics and Philosophy, with departmental honors, while obtaining his minor in Physics. He later received his M.B.A. with High Distinction as a Baker Scholar from The Harvard University Graduate School of Business Administration. Randall is also a member of Young Presidents Organization (YPO) and has sat on his chapter’s board.

Alan G. Rye
Chief Operating Officer
Alan Rye is Chief Operating Officer of Baldwin & Sons and brings 34 years of real estate finance and operational experience to the Company. Having served as an executive with both national and regional commercial banks and a boutique real estate investment banking firm, he has extensive knowledge of capital markets, construction and community financing, entitlement processing, accounting, and real estate law. He has had the opportunity to both start and run large corporate real estate divisions and, during his tenure, has been directly involved or overseen in excess of $10 billion in construction financing. Many of his real estate control strategies and policies have been integrated into the procedure manuals of prior companies. Alan is a graduate of California State University, Long Beach and holds a Bachelors of Science degree in Business Administration, Accounting, and a MBA, with a concentration in Finance.

Mark Rhyme
Chief Financial Officer
Mark Rhyme brings over 30 years of hands-on experience in the real estate industry, including several years as a Director of Tax of one of the nation’s largest privately held real estate development companies, and as a Vice President of an affiliated company focusing on tax and bond financing. Mark is responsible for the overall financial operations of Baldwin & Sons, including financially spearheading its joint ventures with Heritage, Pacific Coast Communities and Sunrise Company. He has extensive experience in researching, reviewing, modeling and implementing sophisticated investment strategies at corporate and partnership entity levels. Mark is a graduate of California State University, Long Beach, is a Certified Public Accountant, and is a Member of both the AICPA and the California Society of CPAs.

Nick Lee
Vice President, Baldwin & Sons
Nick Lee is a Vice President of Baldwin & Sons overseeing planning and development of the company’s numerous land assets. During his 15 years of work in the land development field as a civil engineer and a land development project manager, he acquired extensive experience in both the entitlement and the development of large real estate projects, particularly master planned communities. Specific areas of expertise include CEQA compliance, mapping and construction documents, community financing districts, and project planning. Nick’s adeptness at securing local, state and federal approvals and permits ensures the company can implement their projects as planned and deal with the inevitable changes that are a part of all large projects. Nick earned his Bachelor of Science degree in Civil Engineering from the University of Arizona and is a Registered Professional Engineer (Civil) in California.

Stephen Haase
Senior Vice President, Forward Planning
Mr. Haase provides support for the company’s land development projects including the entitlement process, infrastructure improvements and project revisions. He oversees a project team that includes internal staff and consultants in the preparation of policy, environmental, planning, and engineering documentation to achieve project approval. He is actively involved in project design and community outreach to achieve the company’s goal of delivering the highest quality communities. Prior to joining Baldwin & Sons, Stephan worked on the development of mixed-use projects in the San Diego region. His experience includes 17 years in the public sector where he managed large, complex organizations responsible for all aspects of land use, planning and building safety. In March 2002 Stephen was appointed as the Director of the Planning, Building, and Code Enforcement for the City of San José. His previous position was with the City of San Diego Development Services Department where he served as Acting and Assistant Director. He has also served as an expert witness in the land use, planning, and entitlement disciplines. Mr. Haase earned a Masters of Business Administration from San Diego State University (SDSU) in August 1989. His undergraduate degree is also from SDSU where he majored in Public Administration. Stephen is an active member of the American Planning Association (APA) and is a Board Member and previous chair of Circulate San Diego. He also serves on the City of San Diego Planning Commission and the San Diego Regional Economic Development Corporation Policy Committee. Stephen received his certification in the field of planning in 2001 from the American Institute of Certified Planners (AICP).
